What a listing package actually costs

Riders are the workhorse. At the posted $9 per square foot, a 6×24 inch rider is $9 and a 12×24 is $18, so a dozen Open House riders is real money but not a decision you need to sleep on.

Panels last longer, so they're priced on tougher stock. Aluminum composite runs a posted $13.50 per square foot: an 18×24 panel works out to $40.50, a 24×36 to $81. Coroplast at $9 is the budget option when a sign only needs to survive one season.

Open-house directional arrows are coroplast too: an 18×24 arrow is $27, and most agents buy them in sets of four or six so there's always a spare in the trunk.

What to send us

Your brokerage almost certainly has brand rules: approved logo files, license-number placement, and sometimes a required color. Send those once and we keep them on file, which is the whole point: the second order is a text-length message instead of a design conversation.

Logos should come as a vector file (AI, EPS, or PDF) when possible. If all you have is a JPG off a website, say so and we'll tell you honestly whether it will hold up at sign size before anything prints. A logo that looks fine on a business card can fall apart on a 24-inch panel.

Headshots need to be the highest-resolution version you own: the one from your photographer, not the one downloaded from your brokerage's site.


Questions we get asked.

Can I keep one design and just change the status rider?

That's the normal setup. The panel stays the same and you reorder riders. Sold, Pending, Price Improved, Open House, as listings move. Because the artwork is on file, a rider reorder placed before 10:00 AM is usually ready the same afternoon.

Do you do signs for a whole brokerage office?

Yes, and it's easier than doing them one agent at a time. A business account puts the whole roster on one monthly invoice, with each agent's branding kept as a separate file so nobody's panel comes back with the wrong license number.

What about post-and-panel signs?

We print the panels; the posts are hardware. Tell us the frame or post system you use and the exact opening size, and we'll build the panel to fit it. If you're not sure of the size, measure the existing panel rather than the frame.
