Leasing banners are the recurring spend. At the posted $6 per square foot, a 3×8 “Now Leasing” banner is $144 and a 4×10 is $240, and because the artwork stays on file, the replacement two years later is the same price without the setup.
Compliance and parking signage lives on rigid stock built for weather: PVC at a posted $11 per square foot makes a 12×18 parking sign $16.50; aluminum composite at $13.50 makes the same sign $20.25 and lasts longer in full sun.
Unit numbers, office-hours plaques, and directional signs are small pieces, often below the point where a minimum charge applies, so ask and we'll tell you the real number.

The filing is the service. We keep a folder for each address: the logo, the layout, the exact sign that hangs at that property, and the sizes. When a banner fades or a tenant changes, the replacement matches what was there. Ordered by whoever happens to be managing the site that month, without an archaeology project.
That matters most when staff turns over. A new manager can call, name the property, and reorder without knowing anything about the original job.

Do you install?
Ask when you order. Banners and simple signage are usually straightforward for on-site maintenance staff to hang; anything requiring height or permits is a different conversation and we'll be honest about what we do and don't handle.
What if I don't know what the old sign said?
Send a photo of what's there now, even a bad one. We can usually read enough to rebuild it, and the free proof is where you confirm the wording before anything prints.
